February Home Sales Connect Winter and Spring Selling Seasons February is not known as a hot month in real estate. When positive increases are seen during what is traditionally a slow month that can only mean good things for the spring real estate season. According to data released by the Emerald Coast Association of Realtors (ECAR) for February, single family home sales increased by more than 20 percent when compared to February 2011 and townhome/condo sales increased by nearly 29 percent over last year. “Overall, the residential real estate market on the Emerald Coast shows positive signs for both buyers and sellers,” states Judi Rutland, ECAR President. “February is often a forgotten month, but in 2012, it could be a good indicator of the selling season ahead.” Buyers are buying and sellers are selling along the Emerald Coast. Pending sales for single family homes increased by 20 percent in February and by 30 percent for townhomes/condos. A pending sales means a contract is signed and waiting to close. Closing timelines vary depending on the specifics of the sale. An increase in pending sales means that more people are making offers on homes across the area – good news for local sellers. The local real estate market is slowly returning to more normal levels. Days on market (the amount of time a home is listed for sale) for single family homes decreased by seven percent in February. Townhome/condo sales increased by a marginal two percent last month in comparison to 2011. Further positive signs across the Emerald Coast include real estate inventory levels. Single family homes are down 43 percent over last year to an almost eight month inventory. Townhomes and condos fell nearly 50 percent from 2011 to an 11 month inventory. Locally, home sales were very positive all along the Emerald Coast in February. Single family home sales in Destin increased 55 percent; in Fort Walton Beach, sales increased 83 percent; Niceville single family home sales were up 50 percent; and in South Walton sales creeped up seven percent. Total home sales (single family, townhome, and condos) were up similarly: Destin, 60 percent; Fort Walton Beach, 53 percent; Niceville, 47 percent, and the South Walton county area, 12 percent. Crestview saw slight decreases in February when compared to 2011 – down 25 percent in single family home sales and 24 percent in total units sold. |
